Mandarin Groves

Mandarin Groves is a residential community located in Palmetto, FL. The community will feature 298 single family detached homes on 55’ wide lots and target the first time homebuyer, being constructed by Dr. Horton. The property is located in a high growth area of northern Manatee County, and provides convenient access to Sarasota, Tampa, and St. Petersburg. Development of the project began in June 2022 and first lot deliveries are expected in the third quarter of 2023.

The project contains approximately 614 acres of the 1,400-acre Rye Ranch master planned community and is known as “Parcel A” of Rye Ranch. Parcel A is a single family residental community located in Parrish, Manatee County, FL and will feature 1,662 single family detached homes consisting of a mixture of 40’ wide, 50’ wide, and 60’ wide lots and 102 paired villas measuring 37.5’ wide, being constructed by DR Horton. The project is well located near highly rated schools, healthcare, shopping, dining, and other entertainment due to its proximity to Lakewood Ranch. The community will be attractive to a wide array of buyers including active adult, first time, and move up buyers and is expected to break ground in the fourth quarter of 2022.

Deerbrook is a residential community located in Land O’ Lakes, Pasco County, FL. The community will feature 409 single family detached homes, consisting of a mixture of 40’ wide, 50’ wide, and 60’ wide lots, to be constructed by DR Horton. The property features many natural areas which provide for many of the homes to be located with natural area or wetland views. It is convenient to Tampa and St. Petersburg as well as historic Tarpon Springs. It is adjacent to Land O’ Lakes High School for an easy walk to school. The project is expected to break ground in the fourth quarter of 2022.

Hilton Head Lakes is a 5,000 acre, 9,500 unit, PDD located between Savannah, Georgia and Hilton Head, South Carolina. The project was originally approved and commenced development in 2006. Kolter purchased the remaining 3,419 undeveloped acres in late 2021 and is currently in the planning stages for approximately 5,000 units of single family detached and townhomes on the land, and securing builders for the development, Lennar is purchasing the first portion of the project for a 400 unit community. Additional parcels are available for development.

Parker Pointe will consist of 371 lots comprised of 97 single-family lots and 274 townhome units on 42 acres; it is currently under active development and under contract with D.R. Horton. First home occupancy early 2024.

Columbia Bluffs is a proposed Mixed Use “Master PUD” community consisting of single-family lots, townhomes, multifamily units, and commercial property. The development is going through the entitlement approval period and anticipates approval in 2023. Columbia Bluffs is located 45 minutes from the Nashville Airport and is minutes away from I-65.

Kolter Land is developing 677 single-family lots and 72 duplex villa lots in Jacksonville, coming soon. Located only 25 minutes to downtown Jacksonville and adjacent to Cary State Forest.

Twisted Oaks is a mixed-use master planned community located in the City of Wildwood in Sumter County, FL. The community will feature 735 single family detached homes, 248 attached townhomes being built by DR Horton, over 300 apartment units, and a mixture of retail, light industrial, and other commercial uses. The project recently broke ground in mid 2023.

Waterside, a 650 acre parcel located in Martin County, Florida, is a mixed-use development consisting of approximately 275 acres of light industrial development known as the South Florida Gateway Industrial PUD with plans for potential residential on 275 acres to be known as Waterside Residential. The South Florida Gateway Industrial PUD is approved for over 2.4 million square feet and includes a 10-acre retail/office parcel. Foundry Commercial broke ground in 2022 on the first phase of industrial development and expect first occupancy late 2023.

Kolter Land is developing 600 single-family lots and 78 townhome lots in Palm Coast. Kolter is selling the lots to Richmond American, Maronda, and Ryan Homes. Located 1 hour from Jacksonville and only 6 miles from the beach.
